Hello all and Happy New Year, There are two issues that I would like to present to you. I prefer not to attend the upcoming Board Meeting hoping this email will suffice. However, if you prefer that I attend, I will do so. The Drain Issue here at #17 which occurred and was reported to you on November 12, 2025. On that day, I contacted Falcone & Truman Plumbing and they in turn engaged The Drain Surgeons to check out the problem here. The drains in all three bathroom sinks, master shower and kitchen sink were bubbling and the water was not going down. Upon checking the basement, the shower drain was overflowing on the basement floor next to the electric box (very dangerous). The Drain Surgeons came quickly. They used a camera and found a broken pipe under the far side of the driveway. They marked an X on the driveway across from my garage indicating the area. I paid $400 for this service. They emailed the camera footage and I in turn emailed it to Fred Reid and Kevin Matson, Upper Providence Sewer Commission. This is the same area that has been continuously dug up by Aqua, Brubaker Excavating, Jeff of Teva Paving and lastly Franc Environmental of NJ (Ivyland, PA) sent by Upper Providence Sewer Authority for maintenance. Aqua started here April 28 and Franco arrived here on Monday, November 10. Franco was here most of that week and they were digging in the X area on the 11th. When I discovered the drain problem, I brought it immediately to Franc Environmentals attention. These details were delivered at your Board Meeting that very same day, November 12. During the several months of water main construction here, the only area of this Quad's driveway that was dug up was directly in front of my house. You can see the division on the existing driveway. Two months have now passed and I have not received an update on the plan to remedy this situation. I have been very careful with water usage. I allow only one washer load or one dishwasher load per day. I am mindful of entertaining a large group due to water usage. Every few days a terrible sewer odor permeates from the basement. Sprays are inefficient; the sewer smell prevails. What is the plan of remedying this situation? My second issue: just after 4 a.m. this morning as I was reading in bed, I saw a green light moving quickly back and forth outside my bedroom window. With the help of a flashlight, I discovered a dog with a green light on its head. The dog belongs to Andy Vounas at #23. The dog did not have a leash attached, it was running freely. It meandered for quite some time outside the master bedroom window then moved to the front outside the guest bedroom and bathroom windows. This went on for some time. No owner came. I continued to watch even after the dog continued on the driveway to #23. Homeowners are not permitted to let dogs roam freely. The owner was not present and obviously not picking up the debris left from the dog nor keeping the dog out of plantings, etc. This situation may occur every night. Who knows? Andy has no regard for her neighbors (and their visitors) ability to access their homes by the shared driveway. She and her visitors have blocked the driveway by parking on the shared driveway and on the shared exit driveway from this Quad to Toft Woods Way. She and guests even park on the exit driveway. Sometimes a truck parks there overnight. I believe that this is the only Quad without extra parking. People are generally considerate and either park excess cars directly behind the home's garage door or on the street. This does not happen at #23. Thank you for listening.
